Anecdotally I see a lot of tear-down-rebuilds on slab foundations on Dallas, the clay soil just moves too much.

Texas certainly had some big jumps but Dallas doesn’t look like Austin and overall state looks pretty good. 

Especially in the Dallas/Ft.

I have one full time rental, (LTR) in Dallas, my home, in Dallas and now an STR in Ellijay GA.

Also be aware that if you are planning to furnish the rooms and market as STRs, Dallas in particular issues a separate occupancy tax for that.

In northern areas, or where it is very humid, it is a much bigger deal than say in the the Dallas, TX area, where it doesn't get "that" cold (normally or for long spells) and it is not really that humid compared to places along the gulf or East/West coasts.Hope that helps!
