My LLC is under contract with assignment contract, assignment fee paid at closing.if there is a JV agreement involved, would I instruct closing company to distribute payment to jv'er, or does my llc pay that out to jv'er separately.what are the options how to communicate and execute distribution?

As you mentioned, the other option is to self manage... this is a great option if you have the time to communicate and coordinate things for you property (cleaner, maintenance if needed, guest interaction).

Like "creating a break in communication", using "are you open too...".* Get out from behind the computer and talk to people about real estate.

You want to make sure that your property is really familiar with the market, communicates efficiently, and keeps in contact with you as needed.

I communicated this to the tenant and he was extremely unhappy, continuously bombarding me with emails that I should be listening to tenants not repairmen (which I told him is not going to be my strategy).

I've been going to some events, I just need to make my self go weekly and really start communicating and networking.

If you are not managing yourself, then make sure to have a property manager that is trust-worthy, has knowledge about the market, and communicates efficiently!
