It’s a good starter tool, but the one thing you have to watch out for is your expenses in years 2-10  This could be a new roof, windows, washer etc.

It depends what type of appliances, washer/dryer etc you have in the apartment/house.

That's always 1 1/4 in. for every bathrooom drain, you only get it to 1 1/2 in. past that point with a thick slipjoint washer.

@Michael Rossi It's been years since MikeOH was here, but he taught me the nuts and bolts of landlording.

Other than a BP membership, a few books and a wasted $69 on a seminar when I first started, I haven't spent anything on education, and pretty much everything I learned early on was here on BiggerPockets or networking in real life with other BP members.I've flipped 70+ houses and have partnered on and helped others flip another 100+ houses.  

Counters are a bit strong/dark. ) Wonder why he did not install washer/dryer.Other:) Built 1964, I'd wonder about the HVAC, insulation, plumbing and whether the major systems are recently redone (when).

Hand writing everything is a painfully slow process but it has left me with plenty of time to ponder things I would have not thought about until I was here.
