(I actually don't know that answer).I think the focus needs to be on the facts and the logistics, not on personal opinion about him or his crime(s).

I live in Auburn Alabama and the market here is pretty crazy so I have been looking at surrounding cities like Montgomery and Birmingham that are bigger and more affordable.I know that the typical down payment someone’s needs for commercial is 25% so short of me getting seller financing, or a partner, or some other creative finance path my purchase power leads me towards properties that are typically in lower income areas- at least for the ones I’ve spotted. (200K ish) I’ve listened to pretty much every podcast multiple times and often hear people saying that when they begin they focus more on cash flow and as they grow they look more towards appreciation opportunities.

Hopefully this tenant will just pay his late rent so I can focus on the other deal I have under contract lol But I want to figure this out anyway just for future reference and just know what to expect. 

In other words, they are not just here to visit or vacation.

But agree with @Omar Khan on focusing on the brokers.

Extended stay would be something like corporate visitors looking for a short term rental.Yes, we'd like to break even, get to use it a little each year hopefully, and one day retire to that property.

I focused on what created the most cash for me.
