@Joe Splitrock   That's one trick with rental prices vs sales prices. 

It's actually very easy to get student tenants in that area because the vast majority of operators are very poor quality operators, so the trick is to just be a better operator.

The trick is weeding out the "needy" tenants - still working on that, but their rent is the first to go up :)As far as screening tenants, I don't answer any of their calls and handle it all by email.

The trick with the BRRRR method is to buy one cash , refi out and buy another , keep repeating the process .
