It's actually very easy to get student tenants in that area because the vast majority of operators are very poor quality operators, so the trick is to just be a better operator.

The trick is weeding out the "needy" tenants - still working on that, but their rent is the first to go up :)As far as screening tenants, I don't answer any of their calls and handle it all by email.
