Hi Everyone, I am looking at buying a 15 SFH portfolio in Detroit, I wanted to do a DSCR loan (total purchase $852k) but most I can find say 1 - 4 properties, all the numbers check out and make it very viable.  

We found a family (2 parents and 2 teenage daughters) and no pets to rent our place starting October 1st.

It's no guarantee but it's a good place to start.

A little background to start out because I'm feeling a little scatterbrained with the directions to take next: I'm 23 and currently own 2 duplexes with gross income just shy of $4k per month, net after mortgages, taxes, utilities, repairs, etc. is about $2,125 give or take depending on the month.

Few if any lenders are going to provide you 100% financing, so it starts with you.  

However, one has the credit score while the other has the rehab IQ… how would you structure the deal between two partners for starting out?

It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets. 

It's pretty easy to switch out pieces that do get damaged.If installed improperly(I'm the one that installed it), gaps will start to form.
