I am at a loss as they are extremely well funded & do not need the father 'financially', furthermore he cannot 'swing a hammer' & his advice on REI, rehab fundamentals etc is way off base (yet he proudly proclaims that he has a substantial investment in the Iraqi Dinar & advised all his kids to invest heavily into silver when it hit $50/ounce !!!)

Assumptions are made with BRRRR, 1. that a lender will go to 80% cash-out, 2. the value will be based on the appraisal, 3. that you'll be a strong enough borrower to swing such a loan and 4, that such lending is available in your area.

@jefflezark, Ya I was skeptical about having to put money up front, but seeing that I don't have to make monthly payments during rehab I look at it as a trade off.
