Instead, If you took out a loan with 20k of your 50k, got say, a 50k house- now you have 30k worth of funds for your rehab/refi as well as a higher priced house.

Some might say a benefit of purchasing an apartment complex is the time savings of being able to make a single purchase (for example) of $2M, rather than 20 purchase of $100K SFH.
