In addition to flats and houses, we also have a location where we rent furnished rooms to international students and they tend to be among the least problematic of all our tenants - they are here to study and {someone is} paying a lot of money for the opportunity.When we do take on undergraduate tenants, they are normally in their final couple of years and our screening process filters the would be partiers and we are left with the mostly responsible.

I will also agree with both @Alan Sue and @David Faulkner On the more conservative side, international investing can be tricky, and you do have to consider any tax implications of living and earning over seas, though there may be none in your specific situation (not my area of expertise, but something to check into).
