I would have your father talk to his own CPA and not to influence his decision. 

Some people find their niche and strategy quickly while other people find it overtime as the market and other influences define them.

An agent can influence a novice investor into what they should be choosing to buy.

It is very hard to influence valuations so I would rather spend my time putting together support for my offer than trying to chase around a person who will likely not use your information anyway.

My risk is based on how influenced I can be by experienced RE brokers/investors and my attorney on how to invest this properly.

You can have some influence on this call if you try to develop that relationship.You have to notice subtle things to do this.

Home buyers are very easily visually influenced.

Some may think they can controll some of the matters that may arise, and maybe they can influence someone, but it's not necessary as usually family issues will eventually wash out to close probate.Just from a marketing stand point, you need to identify the center of influence, that may or may not be the executor of an estate, siblings may have odd relationships.
