However, I think you may be able to make a small profit if you don't have to hold it for too long (note that in Lake Mary, the stats show that the DOM has gradually increased over the last 3 months and with summer coming to an end, it may slow further - still healthy selling though) and get most of the work done by yourself.  

If you're looking for healthy returns you'll need to do some things on your own and with that and being naive, well, it's definitely more risky.A lower risk approach would be to go with a reputable turn key company... obviously your returns are substantially lower but so is the risk.  

If she will be healthy for the foreseeabile future, and you can make the house livable without causing a financial situation for your family, make the house liveable and give her a good place to stay.

I won't go there, just threw that figure out there as a general FYI.That said, I live about 5 minutes from there and Falls River is a great neighborhood and area and you stand a real good chance of seeing a nice, steady, healthy appreciation long term out there, while your tenant pays down your mortgage of course.It really depends what your short, mid and long term goals are for this purchase.
