These particular groups don't focus on gurus and selling speakers, they are much more about the reality instead of the dream:Black Diamond:  I host these in Waltham and Worcester, no fees or memberships or selling speakers, the next Waltham meeting is Tuesday, url in my signatureNEREIA:  Conventional REIA with memberships but very few selling speakers, I can't even remember the last time they had a guru.

In my experience atty's are very hesitant about sub-to's and are more likely to talk you out of it than to help you do it.I like cashflow depot.com They are a great resource of people who are doing the deal and membership to the site is only about $100 for there which is very reasonable.Hope this helps :)
