I feel like fighting for carpet in court is nonsense and usually the tenant wins. 6 years for carpet is a long time in my rental world.

I am a new member to BiggerPockets and starting my education and research phase of Real Estate Property Investing.I live in the San Francisco Bay Area - which is an insane market - and though I would love to meet people that live in this area to discuss real estate investing, etc, I would also really like to meet and speak with people all over the country to get a better feel and understanding of other markets.

I am the director of the Towpath Volunteers Fife and Drum Corps and love to travel around the country and world with the band.GOAL: Invest in small multifamilies in the suburbs/city area of Rochester and self manage until I can replace earned income with passive income from real estate (approx $50,000/yr) to move into a second career path.I do not own any property at this time but I've been doing my homework to be as prepared as I can be for when I get started.

There is only a little over $3k left (a significant amount to me, but not enough worth trying to take him to court).The odd part of this situation and where my question arises is that his mother is offering to pay what's left under the auspicious that I will not tell him she did so.

However, in the other 49 states, and the other countries that have been using Offset mortgages for decades it's an incredible tool! 

The date should be in the court decision which they mail to the landlord.After that the landlord can take the trash to the dumpster if it's in the lease agreement.If it's not, the landlord pays one month storage and put everything there.

If this is a one off flip it may be different but if you plan on creating a long term business doing that your reputation could take a big hit justified or not.With court there is the time you spend on filings,attorneys,preparing for a case, going to court,etc.

Unless of course the foreclosure is contested in court, in which case all hell can break lose.I know TX is a deed of trust state.
