I don't want to gouge him, it's Brooklyn , in an area that is slowly regentrifying, but rents are expensive and I suspect I'm actually below market rentwise

Homes there have appreciated 3.2% per year last 40 years, below national.

I do not want anything below $100 per unit.  

So I cleaned them and cleaned the filters.

I also agree with @Lee Ripma that a small multifamily can be even more lucrative since you can gain more in rent, but affordable inventory of 2-4plexes in desirable areas in KC seems to be low right now, which makes it tough to find a deal.

@Eric Lewis I don't have any experience or knowledge of CLD, but a word of advice is that though the interest rate may be lower, I can guarantee they are making their money back somewhere else. 

They would never sell below.

In summary:1) I am fine owning the property, but can let it go for below market value and still make a good profit.

You should check with a CPA> accepting well below FMV rents for a family member may affect your write-offs.
