We bought our first house & primary residence about 18 months ago as a bank owned forclosure (animal piss scent, a few other problems, etc...).

A little elbow grease, a fresh coat of paint, and it was ready for new tenants and we got $25 more per month in rent than with that old one.

-Out of state STR and LTR BRRRR are completely different animals.

Plus, with my animals, it's challenging to find.

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

It might sound a little obscure, but I can't get these types of properties purchased and rehabbed fast enough as the regional demand for this animal is insane.  

Also looking to see if drywall trim and floors are salvageable or is it going to be a full gut.If you can just clean up the walls and trim add a fresh coat of paint and refinish the floors or install carpet and laminate you will be in much better spot then if you had to start removing these items buying new and paying for it to be Installed

A good sanding and fresh coat of paint can do wonders.
