One way I have used many times over in three states is word-of-mouth advertising.

I love it.My plan is to advertise like a madman (biz cards, word of mouth, bandit signs, website, craigsist, newspaper, etc).

Currently I am using Bing PPC, Website advertising, Word of mouth.  

Using contracts  to broker real estate is illegal in Florida unless you are a licensee you cannot legally advertise or Market properties you do not own this is a violation of Florida law and a third degree felony.

Many people have gone online to advertise for free.  

I am currently a billing coordinator at an advertising firm, with low personal expenses, and good credit.

In the past we have advertised with magazine publications such as Realty411 and Personal Real Estate Investor Magazine. 

Also if you have a deal you can post it in the marketplace to help advertise - which is nice if you're wholesaling.

But most of them can't pass a super easy test and/or are convicted criminals and/or are unemployed but spent $5k on a guru course they heard advertised on the radio.
