If you are concerned that they took a snap-shot during that time when the HELOC money was paying off the credit card and can't wait till their next snap-shot, you can write to each of the agencies and submit proof and they really are good (in my experience) with correcting those things.

It is very common to spend 100K on a rehab in Newark because often there is TONS of maintenance, and things like water damage can lead to major structural and framing issues that need to be addressed, original wiring (which is often unsafe), galvanized plumbing pipes, old windows, heat systems, ect.

And right now i'm concerned that if i nab an extra $1200 a year out of this while living there that it could be the worst $1200 i've ever made.This would be a moot point if i wasn't owner occupying the unit, or if they were already paying close to market rents and i only had to increase by 5% to stay current.

@Dominique Porter I would be a little concerned with a 4 unit or less in Macon requiring $160,000 all in cost.
