The picture you see is after we cleaned up the yard and the paint you see next to the burnt outlet and on the house is the supposed 8000 paint job

Probably he was going to disassemble and take the salvageable parts to a recycler was my guess. 

I plan on making the tenants mow their own yard and do their own snow removal.Thoughts?

Look at folks garbage, yards, loose dogs, dirt bikes running mad etc etc.   

Coach houses will be super interesting to watch as everyone will have to figure how to run the water service and sewer through the back yard.  

They have never missed a payment, pay on time, keep to themselves and don't use the enclosed yard with the property.

Create an easy path to get to the door from the yard if using separate entry door.

Once both sides are completed and tenant is in place and yard is back fully maintained(it was neglected for 10 years) the property should be worth its original value of close to $179,000 with about $149,000 into it so $30,000 in equity.

So in the lease it is my tenants' responsibility to maintain the lawn/yard.

I was advise to have the yard graded to fix the slope.
