Hello everyone, I am a new investor in New York mainly trying to focus on wholesaling and I am also new to the BP community.

First few months should be focused on educating yourself on your local market, setting up a marketing budget, creating business cards, website, marketing materials to hand out etc etc etc.....you should expect the first few months to be difficult until your able to get a constant lead flow. 

My main focus is multi-unit apartment buildings & industrial/warehouse space.  

We both spend a lot of time doing work with the arts and non-profits on the side and we would someday like to move our focuses to those side pursuits rather than our currents jobs. 

I’ve been largely focused on SFHs, but will definitely look into duplexes.

To this point we've focused on X number of doors to get to a specific cash flow number in order for me to have the option of walking away from my W-2... specific challenges have just been*finding that sweet spot of property and location and getting the bad inherited tenants out *getting improvements done that needs to be done.

We are focused in the Cleveland area.

I recommend investors always focus on the big picture when looking into these properties.
