All electric has been updated, plumbing updated, plaster walls have been replaced with drywall, has a metal roof, has 5ish yr old heating/air.I am not as familiar with structural components to a home, which makes me skeptical on such a old home.

NOI, CoC, ROI... all those things are financial metrics which can be calculated for any investment (real estate, precious metals, stocks, poker returns).Obviously the investments themselves will be quite different... mortgages, expenses, etc.

Like any other house that is left un-attended for more than 5 minutes in that SD, I'm sure the new owner had to replace everything that was made of metal and most likely had to replace the carpet to get rid of the meth-burns.If you choose to buy this house, you need to renovate it to section 8 standards only... and no more.
