Make sure they know if they dont get that then you file an eviction and do it if they dont.You'll fail at that business if you are afraid to enforce your lease.You can have compassion, and I've been a sap and let people slide on things most people wouldn't, but not until they proved to me they absolutely couldn't pay.Some of it is a financial decision on your part, too.

Reduce your risk with the numbers as much as you can because that's what is most important.Then once it's a proven concept, you could add it to your bag of tricks for a BRRR strategy on subsequent properties.If the math works, then probably your only main concern is the wording in the contract regarding the payment of the electricity bills.
