It's the spread between the purchase, ARV, and future cash-flow (lunch money). 

Hello BP, Is there a metric, tool or indicator I can use to determine vacancy rates in a specific area before buying a rental property?

I feel like I should transfer some personal funds to make sure this property is well covered before I purchase my next rental property.
