Your mortgage company doesn't care why YOU paid the mortgage late and they don't want to hear about the tenant didn't pay on time so you can't pay on time.I will say that I am a lot less soft than I was when I started out.

I have a "cleaning and inventory checklist" that goes room by room describing what needs to be cleaned and restocked (how many towels, where, how many extra rolls of TP, dish soap, paper towels etc etc).
