Do You Use a Professional Camera to Take Pictures and Video to Market Your Property or a Smart Phone?

I am probably going to partner up with my older brother who is real smart.  

I definitely recommended it.Looking at what you have listed I would:1) paint inside and outside first ( also any yard or exterior work)2,3) Master bath 3,2) Granite and backsplash - granite may need some lead time4) floors last - definitely leave carpets to the very end.my 2cgood luck I think buying J's book is a smart move.  

Hi @Kyle Vandever It is very smart of you to analyze a few deals every day, as it will help to recognize a true deal when it presents itself.  

Best I can tell from previous posts on the site is that if you are having a problem with your DTI ration transfer properties to an "entity"(this is the usual word choice with little insight into what kind of entity the poster is referring to) However, when you dig a little deeper, it seems to be that even if you own property in an LLC if you sign a personal guarantee (which they pretty much always make you do* it all falls to you in individual, and therefore counts against your personal DTI ratio, which at least for this, seems to defeat the purpose.* it seems if you have an LLC with 2 years of tax returns, you can actually have the business get the mortgage, and not have to sign a personal guarantee.

None of us were smart enough to understand that our money was going into someone else's pocket!

If you have a smart phone you can make/return calls from your google voice number (When you call it calls google and then redirects to the end number.  

Have faith in your choice to pursue and absorb as much info as possible and then "TAKE ACTION" .   

They run the numbers & if the cost to renovate exceeds ARV they have no choice but to pass.  

Although it wouldn't have been my first choice of areas to invest in, I've read about several people on BP liking the area.
