Virginia landlord tenant law is fairly specific about proper steps to take, so follow it. 

First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area.. 

Is there anything i can do in the real estate community for someone that can bring in the proper funds to land my first deal.

Also, do I need to return the balance of the security deposit within 30 days of them vacating or within 30 days of the end of the lease? 

We, as RE professionals can limit exposure for ourselves and our clients by implementing prudent due diligence on tenants; by ensuring our tenants are properly licensed, operating within the law and keeping their operations to code the changes of the DEA / DOJ seizing assets is (in my opinion) next to zero.

I hope I can explain my dilemma properly.

Then I would ask for a copy of the title commitment from company #2 to see if the issue was properly addressed or just ignored.
