You can have the tenant fill out a third party verification, which allows the utility company to inform you if the tenant is at risk of shut off.

Until it closes.This deal can totally be done, but it would probably take a third party escrow to handle the assignment fee and you would either change vesting to their name etc...

We have had higher fees thrown at us the day of closing even though they were not disclosed (third party attorney fees for out of state closing, then told we'd be liable for them even if we didn't close).

Just asked my insurance agent and he said since it already couldn't be rebuilt as it stands the event if a total loss (due to the nonconforming zoning), it wouldn't be an issue them.
