Operating expenses include all the expenses that are associated with operating your rental business, but DO NOT include the mortgage payment (Principal and Interest).So outside of the mortgage you have to consider property tax, insurance, ground rent, misc repair, etc...

Almost always, the operators, large and small, need outside help from either a legitimate consultancy or a regulatory law firm or both.

I wouldn't look at college markets to investigate outside of your area personally.  

With this in mind, many investors from Chicago are looking for investment opportunities outside Illinois.
