I read another thread stating that the landlord really can't be listed as additional insured on a renter's insurance policy for because they have no real loss to claim (in more insurance-esq terms).Do I then have any incentive to obligate my tenants to purchasing a renter's insurance policy?

For rentals, I have a buy and hold strategy on about 10 doors in Lakewood (west side inner suburb) and Aurora (east near the new medical campuses).  

Even though medical marijuana is legal in CA, it is still not federally. 

She claims that she doesn't have to pay rent because the oven needs to be fixed.I thought that in CT, one could only withhold rent if there was a health and safety concern.

I did some digging, called the broker who claims to have done 1000's of loans and operates a legitimate business.

Most are just baseless claims like my kid has asthma because of mildew in the bathroom that I haven't cleaned since I moved in.

Sounds fishy and sounds like they don't have proper documentation for what you are claiming.

In Indiana it's supposedly a "90 hour" course. Yet I'm over 1/3rd of the way done in under 15 hours. I don't know if I read faster than they provide time for? Or if I just find it easier so far because of my real worl...

(The WC carrier will certainly subrogate (go after you) for that claim). 

Are you receiving your rent rolls in its correct amount or is the PM claiming its going to repairs so its always short.
