I have been so focused on financing and finding a good contractor, that I failed to investigate the tax implications.

Investigate, and just because someone answers doesn't mean they are the owner.

In my practice I am almost constantly making what I call an investigate/forget decision.

I've done several of these including partial 1031's, multiple property 1031's, having a property built as part of a 1031, and have investigated the rules of a reverse exchange, but generally finding their costs far outweigh their benefits in cases where you want to purchase a replacement property prior to selling your planned relinquished property.

Thanks all,  I'll investigate square cash although it won't work for most rural and some urban contractors who work hand to mouth, no bank account.  

I'm concerned; however wether I'm being internally investigated thin skinned, from some of the bp modifiers who are in same field; me retail commercial.

As I work full time (and plan on continuing to do so for the time being), I will need decent public transit access for at least this property.To rattle off some towns/cities I know I will be investigating further include (in no particular order): Waltham, Newton, Framingham, Natick, Marlboro, Westboro, Lincoln, Ashland, Concord, Needham, Wayland.

I have also filed a complaint about a property manager for my property in Alabama and the commission there investigated. 

With the right approach, you can get people to let you look inside, I have managed to do this on numerous occasions (if you can't get in, look at photos from the most recent MLS listing of the comp your investigating).

Most have forced air heating so your not dealing with old crappy boiler systems which gets expensive but also there is a lot of septic water services so you want to be sure you investigate that before you close.
