Going to be purchasing 2x more and going only for A+ real estate moving forward.My best advice is to bulletproof your property on the front end and treat your cleaning staff/maintenance man like gold. 

My feeling on mine was it certainly wasn’t a home run.

I actually had this come up with a client of mine who was literally doing the same thing you are - I, wanting to fully disclose to the lender told them the situation, and the head u/wer on the file told me to run it as primary b/c it's on them to approve the loan as it is, not as what it's going to be, even as they knew/know the situation. 

Your desired path sounds similar to mine.

Hey @Janet Hansen the advice above it GOLD.3 & 4 are the ones that seem to be the hardest.

You will find those "few" that will be an ongoing asset to you, mine always would let me know when rates were going up or down, if there was a new incentive, etc.
