Also, I'm not sure if you are demoing an existing structure, if the structure is freestanding, etc, but this will obviously greatly affect your overall budget.For our project, most of the material prices are in line with expectations, but where we've been shocked with recent increases is the soft cost.

If you plan on buying these properties using a mortgage its also best to begin the pre approval process and work with an investor friendly lender to help guide and educate you what the best product might be for your projects to make sure you dont already max out your borrowing power after the first deal.

A suggestion I would give you is to find a couple "for rent" signs in your local market, get the address and start "running your numbers" on the rental property calculator that BP has for us on here.
