Champaign Urbana is a great community and the University is the main economic engine and #1 employer.

@Diane Brennan - I am based in Denver as well and this is basically the exact strategy I employ.

My wife and I are in the 22% tax bracket for our employment income.

Lots of value for the price, strong employment, solid construction, good infrastructure, nice airport.  

My CPA is now telling me that this asset management fee will be subject to self employment tax.

Being self-employed is totally fine to Conventional types of loans.  

They don't take into account your income and employment, only the fact that the rents equal or are more than the PITI payment.

The allure of having access to their lending pool of investors was very attractive...but again, my mind doesn't make purchases on the spot.
