It's called "The Hands-Off Investor:  An insider's guide to investing in passive real estate syndications"I'll show new and experienced passive investors how to find and screen syndication sponsors and investment opportunities, along with a healthy dose of advanced real estate investment analysis (so that passive investors can spot when sponsors are manipulating projections).The book is written, and now in round two of editing.

I've enjoyed that audio book so much I also got the leadership hardcover edition.

@Hilary Catton I have a request ..... all the calculators on the result page should be editable...Like i should be able to edit things on result page and see the new calculated results... currently its a pain....Also it would be nice to also export these as xls so that we may be able to change things there as well... 

A solid JV agreement written or at minimum, edited and approved by your attorney is NECESSARY.

Totally didn't realize they didn't allow post edits after 15m to the original one.
