I dig it!

I’ve looked at the lease templates provided by Zillow and Apartments.com because I like the digital signature functionality but there is really no room to customize the lease.

My last couple BRRRR both had low appraisals but still netted over 6 digits over purchase and rehab cost.

Of course, the camera and motion sensors will pick up movement, but if a kid wants to jump out the window and go see their friends, this is a super-easy bypass that most of them will figure out with a little Googling.The video doorbell (initially working properly) had to be replaced when I changed the Wi-Fi password.  

These properties will usually have double digit CAP rates and will not have appreciation potential.

Have you secured the doors and added cameras or put a guard dog on duty? 

They can also do a camera. 

I don't know how many times they came out to fix my pool heater, but it was in the double digits.
