Hi,As I understand, the inheritance tax that a foreigner has to pay to inherit a property from another foreigner is 40% from the excess in the market value of $60k of the inherited rental property located in the US.To mitigate this low exemption compared to US citizens, I am thinking of establishing a general partnership.

So for me lack of prior ownership didn't really make a difference, although I would love to have the flexibility that sitting on an SFH with a lot of equity gives.

@Raeline Scott The first thing I would do is evaluate the demand for these lots and compare them to other lots in the area. 1) You mentioned the lots are on a mountain, Is this a resort mountain area?

In fact it would take years to make that much from cash flow.Using your numbers:$150,000 property$30,000 down + $30,000 repairs = $60,000 total investmentAfter repair value $200,000 = $20,000 in equity gained or 33% ROI + cash flow$200,000 property$40,000 down + $0 repairs = $40,000 total investmentAfter repair value $200,000 = Only return is from the cash flow as compared to the $40,000 you put downIt seems to me that fixing up the homes made you far wealthier.
