My two cents would be to start with a solid business plan that accounts for phased development.Also, even though you're outside city limits, keep an eye on county regulations.

One freind of mine at the time had peoperty he owned and it was in his name (for some reason not his company).

  I haven't done before, and would prefer not starting with attorney help, at least to start with, unless absolutely necessary. 

My personal soapbox statement - Airbnb is an abusive spouse that slowly people are waking up to realize they are in a controling abusive relationship and they start to develop an escape plan (more platforms/direct website) so they are no longer relying on Airbnb.
