I wouldn't worry about it too much either way, but if its a flip and it seems to be functioning now, I would not worry about it at all.

It is not reasonable to discount for functional items just because they aren't new.  

Use the search function and you can find pretty much anything you are wondering about in real estate. 

Optimally, these would be 3br/2+ba units, in which case they will often cash flow even while functionally obsolete.

The things that will keep them from accepting the above outlook, greed, the lack of understanding, ethics, lack of abilities and probably laziness, or a combination thereof.

The big immediate draw for me is the $30,000 plus immediate equity combined with our appreciating market.

There are numerous posts about partnering on deals, use the search function in the upper right hand corner and search for "partnerships" or "JV"A private "lender" would not just send the cash to your bank account.
