If you leave the windows bare you'll be cheapening the look on an upper priced unit or opening yourself up to the tenant hanging cheap (paint drop-cloth quality) blinds using the same nails he would use to hang Christmas lights outside, 20 penny nails!

Just to be clear, deferred maintenance in larger multifamily properties would have more to do with roofs, windows, doors, (entrance ways, common areas), parking lots, garages, hvac, appliances etc... as opposed to units needing flooring and paint and new vanities in bathrooms? 

Most flippers use the same light fixtures, plumbing fixtures, tile, paint, flooring and everything else on every job.

Rental agreements, unit condition at move in, possible lead paint disclosure, 5 day notices and a few more.

It's about 50% remodeled already and the rest of the work is just carpet and paint mostly. 

It has a newer roof and heat pump; with some new paint, carpet in some bedrooms and a little landscaping this place should easily bring between $240,000 and $250,000.  

So part of my point was that people should  choose a direction that is inline with their likes and their skill set. 

So I have a few questions:1) There are several ends that need "finished" my thought was to purchase 1/4" ply wood cut to finished then glue to the end cap and paint.

Just know, that doing turnkey successfully depends a lot on the who you choose to work with, and the kind of vetting you do to get to your choice.
