I’m kind of rare with my investment desires/goals.

Technically I’m buying a like kind property worth more than the property I’m selling just my purchase price is lower than what the property is worth.

I've spent seven hundred hours on my personal real estate projects this year...there is no way I'd commit that kind of time if I wasn't making a profit.

What kind of return is that?

@Chris Masons, the DST and TIC are kind of kissing cousins. 

The property manager I was working with at the time also provided a bottle of wine for all the guests at the beginning of their stay, which worked well.Since you live in NY, your target renters are probably a lot different but I think it's still important to consider what type of place you have, in what neighborhood and what kind of tourists you are hoping to attract. 

It's kind of similar to Success magazine but maybe a bit more aggregated.

HiI wish that will be true...What kind of preparation investors should do and what kind of investment we should target here in DFW if this become reality ...?
