I would like for us to take on a European philosphy where we value "trade" degrees as a path to a successful career.Nonetheless, in its current state, I do believe that underwriting for these types of loans should account for earning potential, similar to how loaning against a property requires an evaulation of ARV and DTI.

When each toured the home said expectations are to be at the level you see it currently.

One way you can go about it would be to offer virtual listing tours. 

This could work great especially if you have upgraded to virtual tours of your property! 

I’ve had the listing now for just under 2 weeks and have had 6-7 showings and 10-12 people reach out to me, some were sent video tours as they were out of town.

Basically you advertise apartments for prospective tenants and set up a tour for them, then the apartment complex gives you a portion of one months rent if they are approved and sign a lease.
