Great book, includes all forms and contracts you need and it's cheap, and written by lawyers:https://store.nolo.com/products/the-california-landlords-law-book-lbrt.htmlThey keep it up-to-date, too, so until they come out with a new edition, you can check online for free updates on laws, etc.

EDIT: Agree with above posters - you're unlikely to receive any compensation on a potential judgment, as the bankruptcy will likely wipe out that potential debt for tenant.
