@Mike Yang I've had great experiences with both MKE REIS (soon re-branding) and Performance Asset Management (PAM).

We use Constellation - a pale grayish blue - from the Benjamin Moore Affinity line.

Stick with light colors in the tan-sand-beige-greige range, white woodwork (easy touch-ups), with maybe a pale blue or cream for baths, utility rooms, closets, etc.

Damage to floors and walls will pale in comparison to damage to furniture.

Chicago near south and south shore are excellent rental markets and offer cash flow up the Ying Yang.
