Interesting question...I was just chatting with a friend, he's very successful in real estate for over a decade, he has very strict requirements to live in his properties since he didn't want to get the type of people that would wreck up the place, not pay rent, smoke, make noise etc.so he was asking me, what I think about a dancer, is it the type of job that you should be suspicious about such people not being so upper class etc.?

How do I find out where my evicted tenants moved to?
3 May 2019 | 30 replies
One thing I always do when going separate ways with problem tenants is to inform them before move out that if they cause any damage I will not only keep the full security deposit but also send them to collections for every penny of damage, which will wreck their credit and limit their ability to rent an apartment ever again, and if the property is vandalized I will press criminal charges.

Non payment and when to evict

I agree with being civil about it but if they think they can take an inch, they'll take 10 miles.I especially love Nicole's strategy to always start eviction immediately but to also let them know in the notification that it can be undone if they pay up right away (because if they think they are definitely being evicted, sometimes they will just throw their hands up in the air, give up and not even try or they will get mad and wreck your place).
