@Ethan McRaeNot sure what your tenant criteria is but theirs usually always good demand with voucher tenants.

I assume they had a voucher for about half the rent, then had a friend or relative that would pay the difference and live with them.

Then immediately contact the PHA that the tenant's voucher is through (the seller can tell you this if you have multiple PHAs like we do here) or get on their website and find out what you need to do to change the ownership with the PHA.  

That's because Section 8 tenants have to follow the rules of Section and if they don't, you can notify their caseworker which can put their voucher at risk (I don't do this very often but it's an important benefit of Section 8 in my opinion).But if you're also not following the rules, the tenant can report that too and it makes it harder for you to report issues.

There are only vouchers available to individuals.

Do these tenants have any housing vouchers or are the paying the whole monthly rent?

Of course I'll advertise for more, or if it's a voucher holder, request more, and whatever I get over $100 is gravy.I don't think I can do this work for under $10K.

I'm sure whenever there is an increase, the tenant will only pay a portion of that increase and the voucher will cover the rest?
