I think my position is a bit more complex than your average investor since:1) I am brand new and have been shopping for a good CPA to no avail for a month.2) I need to shelter risky assets as best as possible (which may include anonymity)3) I am looking to aggressively expand over the next 12 months into different states for short-term rentals, which have volatile regulations.4) My expected income for 2018 has a very wide band thus leaving room for the need for constant advice and dynamic planningThanks so much for any thoughts.

Because I saw demand increasing, I decided to seize the opportunity by improving my properties (I went on a tear of cosmetic rehabs, and now my properties are the best in their class, which is allowing me to maximize my rents further and capitalize on the demand)...but, meanwhile, all we hear from the large multifam operators is that their rents are decreasing (I've also seen repots that large multifam supply is becoming over-saturated in some markets)...So, rents increasing in single fam/small multifam, and rents decreasing in large multifam--is that the dynamic folks are seeing in their markets?

I definitely agree that there are a ton of great resources to read and view written (and visual) material about flipping and real estate investing in general — Bigger Pockets is probably the best example in real estate of just how much information you can obtain for free nowadays and don’t even need to pay the $50 on e-bay.

The acceleration of low rates has faded and we find ourselves similar to our previous norm for growth.I don't pretend to possess a crystal ball, no investor or agent could, but drawing on my experience in the daily dynamics of the market here in Raleigh, and looking at the facts, a price drop seems unlikely in the next few years.
