You're so lucky the propane tank wasn't closer...or the electrical lines...or the tree.

However, your property manager should be able to guide you on legal options and solutions to secure the property and possibly help with claims for damages.

Then I get the prospective clients making 6 figures on their regular job but they're still swapping out doors on kitchen cabinets or fixing toilet guts in the evenings and can't see the forest through the trees yet.

Fast solutions have slow problems, tie yourself up in getting cute and the reward is you get a property and risk is you lose it all.
