It is 5 acres, on a beautiful island in a river, in the middle of one of the most touristed areas in North America.

From the visits and research it seems as though Helen/Sautee area are more of a tourist destination and rents seem higher.  

Tourists in the area?

on one of your post a reply came back that your comparing oranges to Iceberg lettuce and for sure you are when you compare vegas and Memphis.What caused the meltdown in Vegas and PhX  @David Faulkner  well I can tell youVegas relys on gambling and tourism in the crash any tourist city and gambling city got hurtand then for rentals  what killed that market and phx is that a very large portion of your renters were in the building trades subcontractors laborers etc etc.. building came to a complete STOP.. those thousands upon thousands of jobs left.. and most of those folks rented.Memphis is a rental city and has basically always been one with about 50 to 55% of pop are renters.

If they placed regulations against short term rentals here the hotels wouldn't be able to accommodate even 10% of the tourists that come here at any given time.

Is it a big tourist place?

I'm not in  tourist type town.

It is virtually all condos/hotels that are targeting tourists.  

Maybe that multi-unit constructed on the acreage if you really wanted and if that acreage is attractive to tourists, you could rent long term or airbnb those units. 

Hi Jim -I can certainly also attest to the need for these types of properties, and also can attest to the fact that often times when people consider renting their property via Airbnb they consider that their location is not suitable because "it's not in a tourist area", overlooking the needs of people such as yourself, traveling doctors and nurses, researchers, etc.
