To be safe, if you build a closet in the room in question,  you won't ever have to explain to your appraiser, and to every potential tenant walking through your property why one of your "bedrooms" doesn't have a closet!

For any CPAs out there, what would sorting through this and completing a 3115 cost today?

We were told explicitly that they don't want have time to do more showings bc they think a tenant is comitting, and that tenant fell through in the end.

when i buy dirt and do the horizontal these deals can take 2 to 3 years 2 years to get through approvals and horizontal  12 to 18 months to build and sell.. thats a 20 to 25 lot project.

I hired a surveyor,  engineer and ran through the process with the city myself.
