If you are having trouble getting a loan now, I would definitely not recommend getting in to a situation where you owe a hard money lender a balloon in eight months, that sounds like a HUGE gamble.

Nothing to get thrilled about, but it’s way better then typical savings rates.

For me, constantly watching and moving investments is gambling...

I'm curious, do people have any concern for Las Vegas future due to the Supreme Court permitting other states to legalize gambling?

Buying those kinds of properties is almost like gambling.

You have to look at how much its costing you to hold it and the gamble of putting it back on the market and getting less.

My wife would not be thrilled with emptying out the savings.

I have never been involved with such an elaborate scam unfortunately I pulled the short straw on the investor gamble. 

Don’t get me wrong, I like your idea, heck I’m interested if you find another deal or a small multi, but right now it seems far from a partnership and more of a one sided gamble.

Cash flow isn’t great (~250/mo) so I’d like to get an estimate on what the place is worth and likely proceed to do a 1031 into something with a bit more cash flow (ideally a 2-4 unit) down in the Norfolk/Virginia Beach area.I have a property manager but I’m not thrilled with them so I’d like a recommendation from the BP community for a good real estate agent in the area.Thanks everyone!
