If you are buying an investment property, it is a business, and if you by something you cannot afford the thought is that is on you. 

It definitely helped shape my thought process for future deals.

Financing contingency is there if you can't get the loan at the amount you thought, interest rate is raised or your payment changed higher than you put in the loan could give you an out.

If you invest in RE, whether active or passive(management team, syndications, crowdfunding), I'd love the chance to quickly explain the structure and hear your thoughts on what might need to be improved.

Typically people think FHA because it's what's thought of as the least amount down which is commonly the goal when we all get started.
